Purpose of Commercial EPCs

A Commercial Energy Performance Certificate (EPC) details (on a scale of A to G, much the same as a new fridge) how energy efficient your building is.

 

When you must have one

Commercial EPC AccreditationYou must have an EPC when:

  • Your business premises are put up for sale or rental
  • A new building is constructed
  • An existing building is altered and the number of separate sections is changed plus the sections used separately and heated, air conditioned or mechanically ventilated

You can only get an Energy Performance Certificate (EPC) from a Certified Commercial Energy Assessor, such as Energy Apprise

Exemptions

If you can demonstrate for your commercial property that either:

  • The rental period or lease is either being renewed or extended
  • The building is temporary and will be used for less than 2 years
  • The building is a detatched, non-residential building with a total floor space less than 50sqm
  • The building is due to be demolished and there are relevant planning permissions as well as official consents if it’s a listed building or in a conservation area
  • It’s an industrial site, workshop or non-residential agricultural building that doesn’t use a lot of energy, eg it isn’t heated or air conditioned
  • The property is being bought following a compulsory purchase order from the court OR
  • The property is a place of worship

Then you may not need an Energy Performance Certificate (EPC).
